The Exposure
Landlords send a year-end CAM reconciliation and most tenants pay it without checking. Pro-rata shares drift away from the square footage in the lease. Capital projects get billed as operating expense. Management fees get charged on costs the lease excludes. Your lease gives you a window to audit, and once it closes the overcharge is permanent.
Pro-rata drift, gross-up abuse, and excluded costs billed as shared expense. Your lease gives you an audit window. Once it closes, the overcharge is permanent.
Bureau Response
We rebuild your CAM share from your lease, not from the landlord's statement. Every finding is tied to a specific lease clause and a specific line on the reconciliation, then presented to the landlord for credit or refund. You pay a share of what we recover. If we recover nothing, you pay nothing.

Execution Sequence
How an engagement runs
- 01
Run the Free Cross-Check
Use the CAM cross-check on this page to test your pro-rata share. If the math is off, that is the first confirmed red flag.
- 02
Send Your Lease and Reconciliations
Forward your lease with all amendments and your last one to three CAM reconciliation statements. We confirm your audit-rights deadline before any work starts.
- 03
Forensic Document Review
Line-by-line review of every expense category against your lease language: pro-rata share, gross-up provisions, caps, exclusions, management fees, and disallowed costs.
- 04
Findings Report
A documented report citing the lease clause, the reconciliation line item, and the dollar amount for each overcharge identified.
- 05
Recovery
We present the findings to the landlord and pursue the credit or refund. Our fee is a percentage of what we recover. If we recover nothing, you pay nothing.

The full picture
What a CAM reconciliation audit checks. A CAM audit compares every line of the landlord's year-end statement against the lease: the pro-rata share used to allocate building-wide costs, which expense categories the lease allows, gross-up provisions and how they are applied, management fee caps and calculation bases, controllable expense caps, and whether capital projects have been disguised as operating expense. The free cross-check on this page tests one thing: whether the share percentage used to bill you matches the square footage in your lease. The full audit tests all of it.
The overcharges we look for. Pro-rata share and denominator errors where the landlord uses a smaller building size than the actual rentable area, which inflates every tenant's share. Gross-up misapplied to fixed costs or calculated above the lease occupancy level. Capital expenditures billed as operating expense. Management and administrative fees charged above the lease cap or calculated on excluded cost categories. Controllable expense caps exceeded without proper accounting. Insurance and property tax allocation errors. Landlord-only costs passed through to tenants, including leasing commissions, legal fees, and ownership costs. Anchor or major tenant exclusions that shift their share of costs onto smaller tenants. Duplicate charges. Estimate-to-actual reconciliation math errors.
Why CAM overcharges go undetected. Year-end statements arrive as summaries. Most tenants lack the lease accounting expertise to cross-reference them. Audit windows in commercial leases are short, typically 60 to 180 days from the date of the statement. Overcharges that are not caught within that window become permanent. The landlord has no incentive to identify their own errors, and the tenant has no bandwidth to find them.
Audit rights and deadlines. Almost every commercial lease gives the tenant the right to audit CAM charges, but that right expires. The clock starts when the landlord delivers the annual reconciliation statement. We confirm your remaining window before any review begins, because a finding is worthless if the deadline has already passed.
